It seems that no community was immune to the plague of foreclosures and tanking home values. Cities that were once golden children of the real estate boom became the poster children for the bursting housing bubble. So, it has been a dark era for the real estate sector for several years, but now there&rsquo;s a light at the end of the tunnel. Ten standout cities are leading the turning tide, hopefully becoming bellwethers for the general recovery and stabilization of the housing market nationwide. Realtor.com has selected these ten cities based on year-over-year improvements in three areas: increasing median home prices, decreasing length of time that houses sit on the market unsold, and decreasing unemployment rates.</p>
<p>This is certainly good for the nation, but doubly good for our community considering the difficulties the Michigan economy has faced in recent years. This annual event is one of the fastest growing hockey tournaments of its kind in Michigan. The three days of the tournament will consist of back-to-back 4-on-4 matches, taking place on the frozen lake, just as hockey was played in the good old days.</p>
<p>While the event is certainly about the love of hockey in its most traditional form, The Michigan Pond Hockey Classic is also a fundraising event for the <a href="http://www.michiganpondhockey.com/page/show/424048-charity" target="_blank">Michigan Pond Hockey Sports Charities</a> (MPHSC), a 501 (c)(3) non-profit. All proceeds from the Michigan Pond Hockey Classic will go directly into the MPHSC fund, which will then be distributed to local schools and hockey associations. These funds will be used to provide financial assistance to families in need, so their children can participate in youth athletic programs. Unfortunately, budget cuts have forced many schools to cut nearly all funding from athletic programs, meaning students who want to play sports must pay a participation fee. Families experiencing financial stress are hit hardest by the &ldquo;pay to play&rdquo; model, and it is the mission of MPHSC to make participation in athletic programs a reality for every child who desires it.</p>
<p>MPHSC Vice President, Ed Gentile, echoed this sentiment, stating, &ldquo;Our hope is that the support from the Michigan Pond Hockey Sports Charities will encourage and promote the health and wellbeing of children through youth athletics. We want children to be encouraged to play sports and stay active and not be discouraged by a price.&rdquo;</p>

He does this every year, and yet many of us find ourselves unprepared when he springs out from behind the bushes, drops the temperatures down into the Arctic range and unleashes a torrent of wind and snow. Beyond the discomfort that the cold can bring, winter can usher in a series of expenses &ndash; but there are ways to cut down on potentially expensive heating and repair bills.</p>
<p>So, for all of the procrastinators out there, here are some very simple, basic tips for preparing your Michigan home for Old Man Winter&rsquo;s inevitable onslaught:</p>
<ul>
<li>Seal      as many of your house&rsquo;s drafty areas as possible (screens, windows, doors,      etc.) with weather stripping, plastic or caulk.</li>
<li>Insulate      your attic, preferably with about a foot of insulating material like      fiberglass. Obviously, heat rises so a well insulated attic will keep your      heat where it belongs: inside your living spaces.</li>
<li>Ensure      that your furnace is in tip-top condition. Have an HVAC technician check      it over and replace the furnace filter. If your Michigan home is radiator      heated, it&rsquo;s recommended that you open the pipes slightly and bleed out      some air. When water appears, close the      valve.</li>
<li>Make      sure that all of your carbon monoxide and smoke detectors are functioning      properly and have fresh batteries.</li>
<li>Cover      exposed pipes with insulating material or heat tape, and insulate electrical      outlets against heat loss and air leaks. </li>
</ul>
<p>Use these quick-and-easy tips to get started and like the proverbial snowball rolling down a hill, you&rsquo;ll have your Michigan house winterized in no time. However, there are some factors common to all of them that we&rsquo;ll attempt to explain below.</p>
<p>Short sales are a complex process primarily used by those who find themselves in a financially distressed situation and are seeking to avoid foreclosure in order to alleviate supplementary fees and costs to the creditor and borrower. While short sales have consequences to one&rsquo;s credit standing, the alternative &ndash; foreclosure &ndash; is worse still.</p>
<p>Short sales in Ann Arbor and elsewhere typically involve home sales where the current owner is unable to repay loans and/or liens against the property. So, any proceeds resulting from the sale will inevitably be less than the homeowner owes on those loans and/or liens.&nbsp;</p>
<p>Creditors in a short sale often not only have to take less than what is owed to them via the debt, but they also sanction the termination of their lien. This is not, however, a guarantee that the homeowner will have his or her financial obligations wiped clean, unless each party agrees to those terms.</p>
<p>Perhaps the only sure thing in a short sale is that before creditors agree to a short sale, they will require proof that the borrower&rsquo;s financial or economic hardship is preventing him or her from paying the deficiency.</p>
<p>A short sale should not be entered into lightly. A central consideration is the credit impact for the seller; the impact can be significant negative damage to the homeowner&rsquo;s credit report. <p>The highlight of the 2011 season BY FAR occurred on Saturday, Sept. 10, when the Wolverines and Michigan Stadium played host to ancient rival Notre Dame in the first-ever night game in the 84-year history of &ldquo;The Big House.&rdquo;(1927-2011)</p>
<p>More than 114,000 screaming fans, the largest crowd in college or pro football history, were treated not only to the intrinsic history of the event, but also a thrilling, come-from-behind 35-31 Wolverine victory. &nbsp;&nbsp;</p>
<p>The Wolverines&rsquo; hopes for a perfect season were crushed on Saturday, Oct. 15. The 28-14 loss was made all the more painful since it came at the hands of in-state rival Michigan State.</p>
<p>A silver lining to that otherwise black cloud for Wolverines&rsquo; fans came a week earlier, when it defeated Northwestern 42-24 and achieved bowl eligibility. This win also gave the U of M its best start since the Rose Bowl season of 2006. Michigan opened the 2011 campaign by beating Western Michigan, and has also defeated Eastern Michigan, San Diego State (coach Brady Hoke&rsquo;s previous team) and Minnesota.</p>
<p>After this Saturday&rsquo;s UM-Purdue game, Michigan travels to Iowa and Illinois before returning to the Big House to face new Big 10 member Nebraska on Nov. 19. The registrants visit their choice of FHA mortgage lenders and set up what essentially is a custodial savings account for the single purpose of funding their down payment. The couple&rsquo;s (or individual&rsquo;s) family &amp; friends can either deposit funds directly into this account or give the cash or check to the couple or individual, who can then deposit it into the account. The account&rsquo;s flexibility also goes beyond that of traditional down payment gift rules that are applicable to FHA loans, which are detailed below in insider secret #2. With the FHA Bridal Registry Program, the only gift documentation required is &ldquo;lender and borrower certification of the funds.</span></li>

(They generally frown upon it being a loan because it would add to the buyer&rsquo;s debt and change their debt-to-income ratio.) And second, the person(s) giving you the money must be a relative. The reasoning here is that a friend will most likely expect you to repay the money, whereas a relative won&rsquo;t.&nbsp;</span><span style="white-space: pre-wrap;">FHA loans will allow the gift to make up any portion and/or all of the buyer&rsquo;s down payment, many conventional (non-FHA) loan programs will restrict the proportion of a buyer&rsquo;s down payment that can come from gift money. &nbsp;The lender may also have specific ways they want to see the money go into and out of your bank or investment accounts. <span style="text-decoration: underline;">Before you accept a gift </span>toward your down payment, be sure that you check with your mortgage broker or loan rep to be sure that you&rsquo;re proceeding correctly.</span></li>

Some loans don&rsquo;t have to repaid - meaning they are given as grants and are forgiven entirely if the buyer lives in the property for 10-30 years, but must be repaid if the buyer sells or rents the home out before the specified time period elapses. The programs generally have a homeowner education component that requires applicants to take personal finance and homeownership preparedness classes before they can receive funds. Currently, you can take up to $10,000 out of a Traditional IRA with no penalty to put toward the purchase of your first home, but you will be taxed.&nbsp; You can take as much as you want out of your Roth IRA contributions with no penalty or taxes, though, and as much as $10,000 from your earnings penalty-free for use as a down payment.&nbsp; The rules get a little tricky, here, so definitely check with your tax and financial advisors.&nbsp;</span></li>
