Take Pet Pampering to the Next Level with These Fabulous Dog Houses

 

Dog owners are infamous for providing their furry ones with a better lifestyle than their own. For instance, you might recall the time Paris Hilton had a replica of her mansion done for her pet Chihuahua.

We don’t need to go there, but there are definitely plenty of crazy options in the market. Who knows, one of them might catch your fancy.

Is your dog named Quixote? Donatello? If not, you might as well rename them, especially if that means they get to live in this licensed villa. Look at that wooden double door! Seriously, if you can’t win your dog’s affection with this one, then just stop trying.

The Full-Fledged Mansion

If you’re going to go all out, you might as well just get your dog a straight-up mansion. If you already own a mansion (like Paris), I’d say it’s only fair you share the wealth. (Although your dog probably has its own room in the house. But why not both? #Excess.)

I’m a big fan of Victorian homes, so I’d probably go for this one… for myself? How is that a dog house? I only wish my downtown New Haven apartment looked as picturesque as this puppy’s home. I hope his name is Darcy and that he wants to be my friend.

I’d say this is pretty close to the McCallister home, right? (As far as dog houses go, at least.) I can totally imagine dogs holding town meetings inside this bad boy. If I were a dog myself, I’d probably prefer sleeping in here than inside my owner’s run-down home. Because let’s face it, the dog who owns this home is definitely much better off than his owner.

And this was just a quick search! There are legitimate houses for dogs out there. As in, a concrete building with rooms where only your dog(s) reside(s). I know there’s always stuff to fix around the house, but surely your four-legged friend takes priority?

30 Year Mortgage Rate Dips Down for Third Straigh Week

The 30-year fixed mortgage rate this week averaged 4.10 percent, while the 15-year fixed mortgage rate averaged 3.36 percent. The 5-year Treasury-indexed hybrid adjustable mortgage rate averaged 3.19 percent.

“The 10-year Treasury yield was relatively unchanged this week, while the 30-year mortgage rate fell four basis points to 4.1 percent,” said Sean Becketti, chief economist at Freddie Mac, in a statement on the survey. “After three straight weeks of declines, the 30-year mortgage rate is now barely above the 2017 low. Next week’s survey rate may be determined by Friday’s employment report and whether or not it can sustain the strength from earlier this year.”

The Nuts and Bolts of Home Construction Loans are Complex

The complexities of home construction loans can hit you like a falling two-by-four. Be sure you understand the intricacies before you apply.

Two Types of Construction Loans
There are two main types of home construction loans:

Construction-to-Permanent: With these loans, the lender advances the money to pay for construction. After the home is built, the same lender rolls the loan balance into a standard mortgage. This is by far the more popular option.


With a construction-to-permanent loan, there is one closing. During construction, you pay only interest on the outstanding loan balance. It converts into a mortgage after the home is built. You lock a maximum mortgage rate at the beginning, when construction begins.Stand-Alone Construction: With these loans, it’s often the lender that advances money to build the house. When construction is finished, you get a mortgage to pay off the construction debt.

A stand-alone construction loan could be worthwhile if it allows a smaller down payment. Because this type of loan doesn’t allow you to lock a maximum mortgage rate in advance, you risk a rise in interest rates. Another disadvantage is that your circumstances could change during construction, making it impossible to qualify for a permanent loan—and you pay for two closings: once on the construction loan, and later, on the mortgage.


Your down payment is likely to be at least 20 percent of the loan amount, although some lenders go as low as 10 percent. The lender will determine whether you can afford the loan payments during construction while you’re paying the Rent or mortgage on your current home.More Difficult to Qualify
Qualifying for a construction-to-permanent loan could be more onerous than getting a regular mortgage. This is because the lender doesn’t have the completed house as collateral to back the loan during the construction period.

Have Adequate Savings
The lender will make sure you have savings to pay for unexpected costs. “There are always cost overruns when you are building a home that you may not know about until you are into it. We don’t want them to use every last dime they have before they start,” says Dennice Henshaw, East Side division manager for Washington Federal in Seattle, Wash.


Do Your Due Diligence on the BuilderCost overruns tend to come about because borrowers have a tendency to change their minds about what they want as construction proceeds.

An important aspect of building your home is choosing the right builder. Find one that has built the kind of house you want in terms of price, style and size. Look into the builder’s credentials with the local home builders association and ask for references from previous clients. You could also see if there are any complaints against the builder with the Better Business Bureau.

Typically, your lender will look into the builder’s credit standing, financial situation and licenses, as well as the track record for building similar homes.

Ongoing Inspections
Lenders will conduct routine inspections as the home is built. During this period, the lender pays the builder in stages—called “draws”—and usually sends an appraiser or inspector to make sure that construction proceeds as planned.

Cynthia DeLuca, group mortgage manager for BB&T in Raleigh, N.C., says, “Our clients could get upside down, where they have 50 percent of the loan but the house is only 25 percent done. We look at how much it is going to cost to complete the house to try to stay on track.”

She Sheds ideas for the Home

The best refuge might be waiting in your backyard. That special room may be a she shed.

A distinctly female counterpoint to macho man caves, she sheds are springing up worldwide.

Kotite spent almost a year studying the phenomenon—as well as building a she shed for her sister—for her new book She Sheds: A Room of Your Own.“There are many in California, but I also found them in Australia, the United Kingdom, all over,” says author Erica Kotit e, a Home and lifestyle expert.

“Women see them and…you can almost see the mental calculations they’re making as they imagine where they could put one in their yard,” Kotite says.

“It’s almost like a grown-up playhouse,” Kotite says. “It’s your space, and you can do whatever you want with it. It’s a combination of privacy and permission. You can set boundaries.”Part of the appeal is cost. She sheds allow for expanding living space without adding an actual room. That makes them particularly attractive in California, where housing prices are high and space often scarce.

Kotite featured more than 35 examples in She Sheds. “My favorite was in San Luis Obispo on a crest overlooking Central California,” she says. “It was simple, but it had everything; a really pretty chandelier, a day bed and that view. All (the creator) really uses it for is to rest and look at photos of her grandchildren. But it gives her a place to relax, her own personal retreat, and it’s just glorious.”

“By definition, it’s some sort of outbuilding, not attached to the house,” Kotite explains. “Normally, it would have been utilitarian storage space for tools or garden supplies, that sort of thing, that’s transformed into a woman’s space.”What makes a she shed?

Instead of storage, sheds become dedicated to something of particular interest to the woman of the house, she says. For example, Sonoma jewelry and clothing maker Anne Freund needed space to work on her jewelry and sew. By adding electricity and lighting, she turned a small wooden tool shed into her private studio.

“She lived in a small house and wanted a studio,” says Kotite. “She created her own boho she shed with a lot of repurposed finds including a wonderful chandelier and a lot of lace. She used old printer drawers to store beads and brooches. The overall result was very pretty, very Northern California and very cool.”

A she shed can give creative women room to work, Kotite notes.

“Painting, sewing, crafts; it involves a lot of stuff,” she says. “A she shed gives you the freedom to make a mess and leave stuff out, instead of constantly pulling stuff out and putting it away.”

The most popular use: gardening room.

“What I find interesting: Smart companies are helping people build these things,” Kotite says. “They’re capitalizing on a great niche.”

Charlotte Owendyk of Roseville created her “Tulip House” from a pre-fab kit, bought online from Summerwood of Canada.

“It is a special hideaway for me,” says Owendyk, a retired state worker and lifelong gardener. “It is even better than I had anticipated. I store all my garden tools in the shed, but I also have a desk where I can work. I will sit at my desk with my computer or garden journal. It is one of my favorite places to work. I am surrounded by the garden, and I love listening to the birds sing.”

Her gardening friends adore the Tulip House, she says. She kept it fairly simple. She has a Wi-Fi connection from her house, but no electricity or heat. “It faces south, so the space heats up nicely during the day.”

Owendyk advises taking time to “determine what you want. It is yours to enjoy so it should reflect your personality and needs.”

Katrina Sullivan of Rancho Cordova, author of the popular blog “Chic Little House,” found her extra space for an office and studio in a tricked-out Tuff Shed.

“I didn’t even know what they were called when I started mine,” says Sullivan, a mother of two. “We have a small house and I needed a little office. I got that in a 10- by 12-foot shed. I love it! It’s my little creative hideaway from the kids.”

Sullivan and her husband, Hasani, tackled the she shed as DIYers, equipping it with electricity, Wi-Fi, heat and air-conditioning. They installed insulation, dry wall, vinyl flooring and other finishing touches.

Her she shed makes for less mess in the house. “My husband appreciates it. My creative space used to be the dining room table. It was always messy and overflow. I had to push things aside to eat dinner. Now my mess stays in my she shed. When friends come over, I don’t have to rush around to clean up.

Before hauling the tools out of the backyard shed, there are some things Kotite says to consider:

  • Most pre-fab sheds often are short and dark, with six-foot ceilings and without windows.
  • Sheds can be cold and drafty, needing insulation to keep them comfortable year-round.
  • Other creature comforts—electricity, lighting, Wi-Fi access—make the shed more usable, but also more expensive. Such upgrades may also need building permits or other approvals.

The least common upgrade, Kotite finds, is indoor plumbing. “Then, it starts to become a mini-house,” she says.

She sheds become a creative outlet in themselves.

“What’s really fun is finding stuff to furnish and decorate the shed,” Kotite says. “That’s what gives it personality.”

Owendyk agrees. “I had so much fun decorating it,” she says of her Tulip House. “It is exactly like I wanted. Most everything are found items I had around the house or that people gave me. It is full of memories of good times and wonderful friends.”

Jane Fonda's Hollywood Home for Sale

Jane Fonda’s Hollywood home landed on the market this past week for just shy of $13 million. The two-time Oscar winner also posted a video explaining what the estate means to her and why she loves it (featured below).

The home spans 7,100 square feet on a 36,000 square foot lot in the coveted Trousdale Estates section of Beverly Hills. The two-story spaces features glass walls with epic canyon and ocean views.

The spacious home has an open floor plan, a pristine pool, home gym, entertainment room with a bar, bathrooms larger than most city apartments, and a bedroom suite with one of those fancy-looking yet awkward living rooms for when you need to entertain guests in your boudoir.

Michigan to Eliminate Dower Rights

BACKGROUND 

ELIMINATION OF DOWER IN MICHIGAN On January 6, 2017, Michigan Governor Rick Snyder signed into law a package of bills eliminating statutory and common law dower rights. The law takes effect on April 7, 2017, with an exception made for dower rights elected by a woman whose husband died before the law’s effective date. 

The concept of a dower interest in real property dates back centuries to a time when women could not own property or amass personal wealth. In Michigan, dower rights were the traditional rights a widow had to elect on her husband’s death, to claim for her life possession and use, a one-third interest in any real estate titled in her late husband’s name. Prior to the new law, Michigan was one of the few states to continue to recognize dower and was the only state that still granted dower rights exclusively to women. The Supreme Court’s 2015 decision in Obergefell v. Hodges held that all states must recognize same-sex marriages; complications related to the application of dower rights in the context of same-sex marriage may have been the impetus for the Michigan legislature to pass the package of bills to abolish dower rights. 

WHAT THE ELIMINATION OF DOWER MEANS FOR MICHIGAN RESIDENTS

  • Spouses that hold property in their name alone will be free to transfer the property without the signature of the other spouse
  • Both spouses must still join in the execution of a non-purchase money mortgage on their "marital homestead" (principal residence) regardless of who is in title.
  • Documents presented for recording must still state the marital status of all male grantors.
  • Judgments of divorce and separate maintenance no longer include a provision in lieu of dower
